Buildings Insurance
All mortgaged properties must have an adequate Buildings Insurance policy in place and this remains the Landlord's responsibility. We
would strongly recommend that Landlords that have properties with no
mortgage still purchase Building Insurance. Most Insurance companies
will have a renting specific policy in their product portfolio and we
would always advise landlords to consider this.
Contents Insurance
Contents Insurance is the responsibility of the tenant – and we
recommend that all tenants take out a comprehensive Contents Insurance
policy. Again, most Insurance companies will have a renting specific
policy in their product portfolio and we would always advise tenants
to consider this, as it will often cover the landlord’s fixtures and
fittings.
Rent Protection Insurance
No matter how thoroughly we vet our tenants, there may be a period
when, even the most exemplary individual may be unable to pay the rent
and hence many Landlords choose to take advantage of a Rent Protection
policy. We are able to point landlords in the right direction if they
choose to take this optional cover. Typical cover includes loss of
rent until vacant possession is obtained and legal cost/expenses –
more information is available on request.
