Initial Setting Up
After an agreed asking rent has been established, your property will be advertised locally until suitable tenants have been found, matching them to the criteria you have supplied us with (eg: preferences
against smokers, pets, etc.)
Tenant Referencing
We take up thorough tenant references with a company called Letsure. Letsure are Registered Insurance Brokers and are members of the
British Insurance Brokers Association. Where necessary, additional
security is requested by means of a guarantor or advanced rent payment
equal to the fixed term of the tenancy.
Documentation
We will liaise with your mortgage lender (if applicable) and forward copies of the final Tenancy Agreement for their approval. You will

Inventory
A detailed Inventory will be prepared to record the contents and condition of your property and this is used to assess any dilapidation
at the end of the tenancy.
Inspections
We will carry out inspections at six month intervals to ensure your tenants are taking good care of your property and to assess any
maintenance necessary. A full report will be forwarded detailing any action required.
Security Deposits
With effect from 6th April 2007, letting agents are required by law to submit all funds acquired as security deposits to an independent
government approved scheme. The Deposit Protection Service will now
hold all our deposits until the end of the tenancy, when on production
of a satisfactory schedule of termination; they will release the funds
within 10 days. Should there be any dispute in allocation of funds;
